These examples establish attributable local involvement, rather than a claim that one agent independently ranks above everyone else. The Melody Lane record is a past campaign from 2024; ask what more recent comparable work each agent can show and what their own role was.
The Mill Bay Road example includes a hillside building position and an available engineer’s report. That is a useful reminder to discuss the information buyers need about access, ground conditions and a proposed building site. Ask what title, council, engineering and service documents are available for your section, and what still needs independent investigation.

Compare the home’s layout, usable spaces, access and upkeep with the properties used in the appraisal. A recently improved home and a project property should not be treated as interchangeable because they share a suburb or outlook.
