What do the contamination thresholds mean?

Under the 2026 regulations, areas above 15 micrograms per 100 square centimetres require decontamination to 15 or less. Assessment is room by room. Above 30, a property is uninhabitable and tenancy termination options may apply. Termination is not automatic: fault and a remote, inconsequential affected area can change the position.

When is detailed testing required?

Tenancy Services explains that detailed testing is required following Police or council notification of likely manufacture, or when a landlord learns of a valid screening result above 15. Detailed testing must use a qualified professional independent of the property’s decontamination provider. Testing is not otherwise mandatory between every tenancy.

What happens after a result?

Follow lawful access and disclosure requirements. Use the prescribed decontamination process and obtain qualified follow-up testing. Discuss any relocation or rent arrangements and record agreements in writing. Seek independent advice before giving a termination notice or making a Tribunal claim.
