Mould dampness and ventilation in rentals

Dampness in a Doubtless Bay rental needs clear reporting and a response to its cause. Condensation, a leaking fitting and water entering after heavy rain may look similar at first but require different action. This page helps tenants describe a problem and understand the next steps without guessing who is responsible.

Notice and report the pattern

Tell the property manager where the dampness or mould appears, when you first noticed it and whether it changes after rain, cooking or bathing. Photograph the affected area and any visible leak if it is safe. Describe a faulty fan or window separately. A short, specific record is more useful than a general statement that the whole house is damp.

For a coastal home, include the room and wall affected rather than assuming the location explains the problem. In a property with tank water or an on-site wastewater system, report changes in those systems too. Do not enter a roof space, climb onto a roof or disturb suspect materials to investigate.

Ventilation and the building both matter

Tenancy Services says a home should be free of mould and dampness when let. During the tenancy, tenants need to air the home and deal with mould promptly. Use working extractor fans and ventilate when safe; cooking, bathing and drying clothes indoors add moisture. Report equipment that does not operate properly.

Landlords also need to address building-related causes, including drainage and the applicable healthy homes requirements. Persistent dampness despite normal ventilation may need a qualified assessment. Opening windows does not repair a roof leak or faulty drainage.

Keep the response practical and safe

Use Tenancy Services’ mould and dampness guidance for cleaning and prevention advice. Ask the manager about widespread or recurring mould before attempting work. This page does not diagnose a health condition or identify a building defect from a photograph.

Keep a record of the report, the response and any agreed visit. Give an update if the issue spreads or returns after action. If an active leak or electrical hazard needs urgent attention, follow the urgent reporting instructions in your tenancy documents rather than relying on an online message alone. Seek appropriate medical advice if someone has health concerns.

What to discuss at the property

Ask which fans serve wet areas, how supplied heating is operated and whether there are property-specific instructions. At the start of a tenancy, note any visible moisture issue in the condition record. At a later inspection, point out the location and explain what has changed. Access for investigation or repairs should be arranged through the proper tenancy process.
